Select Group acquires three Delta Hotels in the UK from KKR and Baupost

Dubai-based real estate investment firm Select Group has acquired three Delta-branded hotels (380 rooms) in the UK from New-York based global investment company KKR and Boston-based investment manager Baupost Group. The portfolio of four-star hotels includes the 148-room Delta Hotels St. Pierre Country Club in Chepstow, Wales, the 120-room Delta Hotels Tudor Park Country Club in Maidstone, Kent and the 112-room Delta Hotels Breadsall Priory Country Club in Ilkeston, Derbyshire. All properties include golf courses, bringing Select Group’s portfolio of UK golf resorts to five properties. The hotels were rebranded under Marriott’s Delta Hotels brand in 2023 and were part of the 33 Marriott hotels in the UK that KKR and Baupost Group acquired from ADIA in November 2024 for £869.2 million – meaning these three hotels are back under UAE ownership after just 18 months.

Covivio acquires Tent Torremolinos in Spain from Zetland Capital

French real estate investor Covivio, through its subsidiary Covivio Hotels, has acquired the three-star, 440-room Tent Torremolinos hotel in Torremolinos in the south of Spain, from UK private equity firm Zetland Capital, for €43.5 million (€98,900 per room). The property is situated near Torremolinos’ beach and town centre, a 10-minute drive south of Málaga-Costa del Sol Airport. The hotel includes a restaurant, bar, an outdoor swimming pool and two retail spaces. Spanish owner-operator Fergus Group will continue operating the hotel under a new 20-year lease, which includes a guaranteed minimum rental yield of 7.1% and a target yield, including variable rent, of over 8%.

Fergus Group acquires Tent Lloret de Mar in Spain from Zetland Capital

In a separate transaction, UK private equity firm Zetland Capital has also sold the two-star, 249-room Tent Lloret de Mar hotel in the north-east of Spain to Spanish owner-operator Fergus Group. The property is situated in the centre of the coastal resort town of Lloret de Mar on the Costa Brava in Catalonia, about an hour’s drive north of Barcelona. The hotel includes a restaurant, bar and swimming pool. Since 2021, Fergus Group has operated the hotel under its Tent brand and renovated the property.

Balder acquires Lapland Hotels Arena in Tampere, Finland

Finnish real estate investment company Balder Finland has acquired the four-star, 273-room Lapland Hotels Arena in Tampere, Finland, from a Finnish consortium comprising financial services group LähiTapiola, financial company OP Financial Group, pension insurance company Ilmarinen and real estate developer SRV Group, for €40 million (€146,500 per room). The property is situated in central Tampere by the main railway station, about a 1.5-hour drive north of Helsinki. It includes a restaurant, bar, and rooftop terrace, and 72 of its guest rooms feature a private sauna. The hotel is leased to Finnish operator Lapland Hotels City Oy under a long-term lease agreement.

Juventus FC acquires J Hotel in Turin from J Village Fund

Italian football club Juventus FC has acquired the four-star, 138-room J Hotel in the city of Turin in the north-west of Italy, from Ream SGR Spa, the management company of the Italian real estate investment fund J Village Fund, for €23 million (€166,700 per room). The property is situated beside Juventus Football Club’s stadium and about a 20-minute drive from the city centre. The hotel includes a restaurant, bar and six meeting rooms. The acquisition was primarily financed through a new credit facility from Deutsche Bank, reportedly representing an LTV of approximately 75% on the total purchase price.

Ben Dahlheim acquires Hotel Mader in Steyr, Austria, from Mader family

Ben Dahlheim, investor and strategic partner to German owner-operator Dormero Hotels, has acquired the four-star, 59-room Hotel Mader in Steyr, Austria, from the Mader family, which has owned the hotel for 90 years. The property is located in the center of Steyr, a historic town of around 38,000 residents situated roughly halfway between Vienna and Salzburg. The hotel includes a restaurant, bar and meeting room. The property will join the Dormero brand on 1 June 2026 and is set to undergo renovation by the new owners.
