A Turks and Caicos villa that’s had a starring role on reality TV shows is headed to auction with no reserve.
The contemporary, white beach megamansion, known as Triton Luxury Villa, served as the backdrop for season 6 of Netflix’s dating game show “Too Hot to Handle,” and hosted the cast of the first season of “The Real Housewives Ultimate Girls Trip.”
The seller is French entrepreneur and serial angel investor Fabrice Grinda. He bought the property in 2019—for $11.5 million, the New York Post previously reported—and spent more than $30 million to totally renovate and expand it, according to information from Platinum Luxury Auctions, which is handling the April 17 live auction.
When Grinda bought the beachfront property, it was just 2 acres with a 7,000-square-foot, seven-bedroom villa. He’s since expanded the total acreage to 7 acres, and the footprint of the villa and its outbuildings is now 18,300 square feet with 15 bedrooms.
The compound is made up of a main house with eight bedrooms and eight bathrooms; four bungalows, each set up like a hotel suite; and a staff house with three bedrooms and three bathrooms.
The additional acreage was added across the street from the main house and is made up of four lighted sport courts, for padel, pickleball and tennis courts. The two padel courts are some of the first built in Turks and Caicos, and the tennis court is the only red clay court on the island, according to Platinum Luxury Auctions. There’s also a hard-surface tennis court on the beach side of the property.
“Anybody would think they’re at a professional facility,” said Trayor Lesnock, founder and president of Platinum Luxury Auctions.
Grinda, who declined to comment, is also in the process of adding solar panels to the property, which will occupy nearly an acre of the 5-acre side.

“Per [the seller’s] mathematics, and given that energy’s a little more expensive on the island, the estimated savings per year that the solar panels could generate is about $300,000,” Lesnock said.
On the beach side, the villa has two pools—one in the front and one overlooking the ocean. While the beach isn’t private, “it is by no means a busy beach,” Lesnock said. “It’s a very low-traffic area where there are no public access points.”
Grinda has used the villa for his own personal stays and as an income-generating property—nightly rates begin at $8,000, according to the villa’s website.

The villa was first listed for sale in 2022 for $30 million, before all of its additions were completed. It’s currently on the market for $50 million with Ian Hurdle of the Agency’s Turks and Caicos office, but to speed up the selling process, the seller has opted to take the property to auction.
“As I understand,” Lesnock said, “he’s recently made some purchases of some very large beachfront parcels, and he’s now on to his next project.”
